With the varied, extensive knowledge and experience I bring to bear in working collaboratively with my clients, I can offer advisement and strategic perspective in working through many phases of negotiation and cooperation having to do with land ownership, land use, land development, real property transactions, and litigation. I am skilled in the preparation of land title deeds, agreements, maps, and other documents used in the public records. Though I am not a licensed attorney, surveyor, civil engineer, appraiser, or real estate broker, I am quite familiar with many aspects of those professions. I do not practice any of them, but I can contribute knowledgeably and effectively in coordination with professionals in those fields.

Whether the matter at hand is a contested real property issue such as a boundary determination, a determination of ownership, of respective rights in land, or a comprehensive title examination, no one can do the job better.

A title company may provide similar services in connection with the escrow of a real property transaction, and the purchase of new title insurance, but in other situations when a landowner encounters legal or practical problems having to do with matters of land title, or confronts a title insurance policy claim, the title company may be of little help, or may actually refuse to cooperate. These are the situations in which an independent land title expert’s advice and consultation can be invaluable.

I’ve done street and right-of-way research for railroad companies and public transportation agencies. I’ve assisted in preparing regulatory permit applications. I’ve helped resolve boundary disputes, and advised landowners concerning disputed rights of access. I’ve assisted in complex actions to quiet title, pursuing or defending against adverse claims, and eliminating abstract legal obstacles to sale and development. I’ve worked to develop innovative problem-solving approaches to title insurance difficulties. I’ve sorted out challenging multiple ownership situations that less accomplished practitioners could not begin to unravel.
